PLOp is an award wining architecture & interior design practice established in 2013 by RIBA chartered architect Patrick & Lirong.
Operating from our studio in Fulham, we have successfully delivered projects all across London and Singapore.
We are a boutique practice with a wide network of collaborators where every project is personally handled by either Patrick or Lirong.
Our team is committed to excellence, and our combined expertise will fulfil any project brief regardless of its size & complexity.

Patrick Ng

Managing Director – BArch (Hons), AA Dip, ARB, RIBA

Patrick is a London trained architect experienced across an extensive range of disciplines. He has designed, led and completed award-winning schemes for international art galleries, office buildings and research facilities. Having decided on private practice, he has undertaken a variety of residential and commercial projects, focusing mainly on London refurbishments and working in conservation areas, creating community buildings, and establishing newbuild residential estates. Whether a 49-key hotel, the exquisite crafting of a fully bespoke fit out for a Mayfair townhouse, or a neighbour’s loft extension for their teenager, Patrick has established a track record of delivering buildings that work for its owners and feel right for the environment.

Lirong Soon

Design Director – BArch (Hons); MArch; MScUD (Distinction)

Lirong is a curious person who enjoys exploring ideas and the making of things. She is an architectural and interiors designer who finds inspiration everywhere – in the Big and the Small, in the Old and the New, in Nature, in Art, in Music, and in Ideas. Lirong has had extensive experience working on high-spec residences, corporate headquarters, masterplanning projects, and prizewinning urban regeneration schemes in Central London. Nowadays, Lirong is fascinated with how we all have a story to tell. The telling of these stories through the way we live, and the places we spend most of our time in. Lirong loves being a part of helping tell these stories by creating places that make us feel happy, loved, and purposeful.

Approach

We take great pride in a tailored and personal approach to each project.
Central to our process is our in-depth understanding of our clients’ aspirations, and the context of their projects.
We work closely with our clients to develop a clear and concise brief that unlocks the potentials of their buildings and sites.
This Brief is then developed into a comprehensive set of information to secure all necessary consents.
Further details are then developed to ensure our designs are executed to perfection.
Our goal is to express beauty, flow, light and space through thoughtful design; and realising the design through precise management.

Process

We always keep our clients informed and fully engaged throughout all work stages to ensure that the budgetary, aesthetic, and lifestyle aspirations of our clients are being met.
Each project is overseen by one of our practice directors from start to finish to ensure that the client’s ambitions and needs are never compromised, and that a clear line of communication is retained to give our clients confidence in their investment.
We define our work in the following 5 RIBA work stages.

This is often the most crucial stage to ensure the project gets off on the best possible footing whilst minimising the risks of any unplanned surprises.

A full 3D measured survey is
undertaken by professional
surveyors using point cloud
equipment.  This survey will
provide your architect,
consultants and contractors
with an accurate set of
information to work from, and
minimise errors as the project
develops.  The average cost of
a survey for a typical 3-bed
terrace house is £1,200
+VAT.  We will source
competitive quotes for the
survey and organise this for
you.

This is when we’ll test the sketch ideas with high level of accuracy based on the Measured Survey developed in Stage 1.

Depending on the complexity of the project,
we’ll advise on the need for other consultants.
Typically you’ll need a chartered Structural
Engineer & Party Wall Surveyor which we’ll
source competitive quotes from our network.

This is when we start to apply external materials & finishes to the Concept Design, and interrogate the buildability of the proposal with demolition drawings & sectional studies. This stage will culminate with a package of drawings & reports for submission to the Local Planning Authority.

We’ll also complete all the necessary
forms required for planning & submit
the application on your behalf.

Successful planning outcomes rely on
more than just legible drawings. There
are often requirements for other reports
such as Design Access Statement,
Heritage Statement, Fire Statement &
Flood Risk Assessment which we’ll
produce to support the application.

Whilst the planning application is being determined, we will start to discuss with you the internal materials & finishes of your new home in preparation for the construction detailing of the project. A Structural Engineer will usually be involved at this stage to provide the structural calculations & design to the scheme. Design coordination will be key during this stage to ensure that both the architectural & structural elements work in perfect harmony..

Technical specifications will also be
developed alongside the proposed
details to ensure that the level of
expectations for the proposals is
adequately communicated to the
building contractors.

A full written Schedule of Works will
also be developed for accurate costing
during tender & change management
during construction.

This is when we turn the beautiful spaces that we created with you into a finished product through precise management & effective oversight of the building works.

We’ll attend site at regular intervals to
monitor the quality & progress of the
works, resolve any construction issues
that may arise, provide instructions on
your behalf where necessary whilst
keeping you updated/involved at your
most convenient time.

Fees

There are primarily 2 different types of architectural services being offered in the market:
One who simply provide drawings to your directions, and
One who studies the multitude of constraints & opportunities surrounding your brief & project before designing a unique & balanced solution for you.
The fees between the 2 differs greatly, and so is the time spent.
We will always seek to understand your requirements & project before setting out a fixed scope against our fixed fee.
This way, you can be assured of achieving the value-added results without the surprises & risks of your project going over time & budget.

We will manage everything from the planning application (we have 100% success rate in our applications) to the day you move in, accompanying you every step of the way, being clear about the risks & constraints that you may encounter in planning, construction, dealing with neighbours, etc. but always finding ways to meet your aspirations whilst reducing the stress levels for you.
